Passive Income: Make it Real (Estate)


In the 21st century, at this point, we’ve been raised a certain way. The prospect of success and it’s benefits, the rush of instant gratification through retail therapy and this idea of our version of the American dream, a house, a car, a beautiful wife, two kids and a dog. Well, it’s not that much different from the American dream when you think about it. But you catch my drift. And one of the ways of getting there, climbing the ladder to that success, in my humble opinion, is Passive Income.


Whether passive income exists is an age old debate, but we all have our own individual definitions of the term. According to us the top 4 walks of Passive income are:

  • Fixed Deposit: One of the safest and most common way to save your hard earned money 
  • Inheritance: Being an heir is what everyone who isn’t would dream of. But sometimes we wish life gets a little movie like and an atrociously rich relative makes us their beneficiary.  So, that becomes your passive income roll.
  •  Royalties/Franchise fees:Don’t you wish you ran out of your bath tub someday shouting, “ Eureka Eureka” …and then sit back and reap the benefits of the above. 
  • Real Estate: One of our favourite mode to capitalized on.

Owning a property should always be considered as an asset. Location of your property is the basic parameter as owning one in a prime location can be given out on lease, advertising purposes or rentals. Not only are you exempt from paying rent, you have complete control over the area, which may or may not include its renovations or modifications. In one of the better case scenarios, you also have the option of renting out a partial space to another venture. An unused property can also help you seek loans. 


Real Estate is one of those rare few businesses in which the selling price will most likely be higher or equal to the price at which you bought a space, barring any special or unforeseen circumstances.



Real estate makes for excellent collateral. You’d be a sure shot shoo-in for a prospective loan, say for another house, or perhaps more likely an education loan if you have a property of good market value to keep as collateral at the respective financial institution.


Compared to other options for Passive income, real estate is one for the ages. It’s a safer bet than most, and you can always turn the space into a fancy restaurant, if all else fails.

Ganpati Bappa Morya!



Once again we enter that time of the year where the air is going to be filled with the fragrance of incense and flowers and the only sound will be Dhol-taasha or Aarti. Lets welcome the King once again! Without taking his name or praying to him no work can prosper and no worship will fulfil, exactly why he is called “Ganpati” (the lord of lords).

Keeping a Ganpati at ones place at this time of the year is considered to be auspicious since taking care of the elephant lord for a period of 10 days brings in good luck and omits all the negative aspects in one’s home and life. According to our mythology Ganesha is the lord of wisdom, knowledge, literature, fire and arts. His head which is like one of an elephant is said to epitomise everything related to wisdom. He has small and sharp eyes, long ears that don’t miss out on anything and a long curled up trunk which can smell even the tiniest of thing. Ganesha is the only other God after Vishnu to have 108 names. Here are a few names which can help you get a deeper understanding on the miracles of “Ganesha”!

  1. Vighnaharta ( destroyer of all obstacles) – we all pray and worship to eradicate all obstacles and mis-happenings in our lives to Ganesha as he is known as the creator and the remover of obstacles in our mythology. This according to Vishnu is one of Ganesha’s duties as the son of Shiva and Parvati…

  2. Siddhidata (bestower of accomplishments and success)- Ganesha is known as siddhidata as he grants wishes of his disciples in the form of success in any chosen arena of their lives. ‘Siddhi’ which means accomplishments is unfolded only to those who have the power of self realisation about their needs and not greed. The ‘siddhivinayak’ temple in Mumbai is known to be a wish fulfilling place for people and holds a lot of importance in the hearts and minds of believers.
  3. Gunina (the lord of virtues) - he is called gunina as he is the most gracious and makes everything around him auspicious. His grace on his devotees has never gone unnoticed, the very reason being of why Ganesha is loved by all.

  4. Mangalamurti (the all auspicious lord) - Ganesha is the personification of all that is auspicious. As our manuscripts prove that Ganesha was worshipped by Lord Shiva before his vanquishing Tripurasur, by Lord Vishnu before his tying of Bali in the rope, by Lord Brahma before creating the world, by Parvati before her slaying the demon Manisha,which makes it even more clear why he is called mangalmurti!
     
  5. Nideeshwaram (the bestower of wealth) - Ganesha is not only the Lord of all materialistic wealth but is the lord of spiritual endowed wealth as well,that command the respect of all. In his eyes no one is big money wise but is only big when the fulfil all their duties in this lifetime!
     
  6. Avaneesh (Master of the Whole Earth) – Ganesha is the lord and Master of the whole Earth. He is the protector of the visible and the helpless, destroying all evil and bad that takes place.
     
  7. Ekadrishti (single-focused) - Ganesha stands for one direction. He gathers information from various directions, but having decided his course of direction, he does not waver. The single tusk represents the non-dualistic nature of reality.
  8. Devadeva (the lord of all lords) - Ganesha is the Master of all. He has always been worshipped in the three worlds by all, and is the first to be reverenced among the celestial. No prayer is complete without his name!
  9. Amit (One who is incomparable) – Ganesha is the embodiment of 'OM'. He is the Eternal Spirit, the Beginning of all beginnings, beyond comparison. There can be no one as beautiful, radiant, auspicious, giving and forgiving as him!
     
  10. Yashaskaram (the bestower of fame and fortune) - Lord Ganesha is worshipped by both the devas and the asuras, for he is the Lord of the gods. He gives prosperity, fame and glory to all without any condition.

It’s a very Old Russian saying that, Don’t just buy the house, buy the neighborhood.

True. We all wish to reside in a neighborhood that with which we can live in Harmony and comfort. When you want to buy a laptop or a television and you don’t do your research properly, you can always return/exchange after you realize it’s not what you wanted. You can’t do the same when you book a house. By the time one realizes it is not suitable for their family, it is way too late.

There are numerous such specs that are to be considered when searching for the neighborhood of your dreams: architectural style, safety, amenities and your commute, just to name a few.
One needs to consider a series of odds before renting or buying a place of their own. One of the many things which are the most important while looking out for your home is having a good and convenient neighborhood. The type of neighborhood that one wants to live in is decided by their family scenario, their profession and their pocket limit. There are a few very important points though, that one should keep in mind about one’s neighborhood/society, especially if one is planning to have or already has an offspring.

  7. ConvenienceIs there a shopping center nearby where you can accomplish several errands at once -- pick up your groceries, fill a prescription, find a last-minute hostess gift? Easy access to stores you frequent on a regular basis is key to keeping your stress level to a minimum, as well as avoiding spending too much on fuel.
  8. Annoying sounds and smellsOne reason it's extremely important to visit a neighborhood at several different times of the day before making a decision is to listen to and, believe it or not, smell. An area might be perfect on paper, but when you go for a visit you might realize things to be a tad bit different. Annoying noises will never go away, you may get used to but, it's a gamble. Visiting at least three different times of the day will give you a better idea of what you're getting yourself into. And while you're listening, don't forget to take a good whiff of the outside air as well. Sewage problems, a stagnant lake or even the corner BBQ joint can create bothersome odour that likely won't go away either. It’s better t check prior to you having to stay with them forever.
  9. Interiors and viewThe most important point that attracts one to make their home in a particular society is the view they provide and the interiors of the flat. A spacious and comfortable flat or home is what one looks for!
  10. Safety measures and disaster controlOne’s building or society should have all the measures for any mishap like an earthquake or a fire caused by short circuit. These points make a person feel safer in the place they reside in!
